Alison Victoria of HGTV talks exclusively about borrowing $400,000 from friends to build her dream house.

Alison Victoria has moved into the house of her dreams. The Chicago-based HGTV celebrity was able to transform her industrial workplace into a gorgeous live-work environment in seven months for a cost of $1.2 million, $400,000 of which came in the form of a loan from her closest friends.

During a tour of the 7,000-square-foot space, Victoria told ET’s Deidre Behar, “I had to do it because I couldn’t get a conventional loan.” “I had this great, enormous idea. ‘Oh, I’m going to finish this,’ I think. I’m intending to invest the cash I received from my Las Vegas home. I’ll include that now. That will be sufficient. Then, it continued to grow.

After splitting with her previous business partner, contractor Donovan Eckhardt, in the midst of legal disputes with former clients who sued for claimed fraud and subpar workmanship, Victoria was unable to obtain a traditional loan.

Victoria remembered, “I was like, ‘Oh wait, no one’s going to [grant me] a loan. I had to either seek for help or declare, “I’ve got to go out now. I went to two of my buddies, and they gave me a loan for $400,000 in total. I still owe them that sum of money. I don’t currently possess that.

Victoria wants her viewers to understand that Windy City Rehab: Alison’s Dream Home, the miniseries she produced to capture the makeover, “is not some rich girl story.”

She added, “I had to ask the tough questions, do the research, and constantly just go for it. “At this point, I’m thinking, ‘OK, I’ll work my tail off to make money to pay my friends back so they can live in this dream home.'” I’ll do that, but I just want to express my gratitude because it’s a fact that this wouldn’t have happened without a lot of individuals.

Victoria’s legal issues nearly prevented the dream home from becoming a reality because she had initially planned to sell everything she owned in Chicago and relocate out to the West.

She said, “I was kind of in a mess of lawsuits and was ready to leave the city. The last item I had for sale was this. It would have been my final connection to the city where I was born, raised, and fell in love.

Victoria had her aha moment when she received an offer on the property and discovered that the prospective buyer planned to rezone the office space for residential housing.

She recalled, “I said, ‘It’s off the market,’ and then it started. “… I get to dream so, so large because this is my home. I’ve never been happier personally or professionally.

Victoria claimed that, in one way, the refurbishment was “the easiest” she had ever completed since she “knew exactly what I wanted.” However, the money component was a completely other story, and Victoria had two epiphanies where she realised she might not be able to afford to pay for it.

“It was such a roller coaster,” she acknowledged. Since it was such an emotional moment, “the true issue was managing the emotions. I was gone from my flat for half of the time, and I spent seven months living out of my suitcase.

Victoria eventually had a wonderful place that she describes as European, industrial, and contemporary, so it was all worth it in the end. The former factory, constructed in the 1940s, with 36-foot ceilings and an 80-foot skylight. It has four bedrooms, three and a half bathrooms, a custom brass hood in the kitchen, a full bar, and a patio designed to resemble an “Italian garden” with heated floors and a hot tub.

Victoria remarked, “Everything has a narrative from a shopping trip or a memory in my life. “…I feel like this is the culmination of everything that makes me who I am and more.”

Finally, Victoria told ET, “to be here in this city that I grew up in, in a home that I never thought I would have, and not [be] scared anymore, that’s really a special place for me to be.”

“I know everything happens for a reason, and I just feel lighter, brighter, happier,” she remarked. “How fortunate am I?… Every day I’m going to pinch myself because I live here. Believe me.
